B.P. Management Services, Inc. provides professional management for residential communities. BP Management Services, Inc. comprises the residential division of BP Integrated, a fully-integrated residential and commercial property management company serving northern Illinois. Property management is the full time function of our Company and we provide a hands-on approach offering direct involvement in each property by the officers of the Company. We support and believe in full communication with Boards, developers and owners in order to effectively manage your Property. Our level of involvement results in full attention to the smallest details while administering effective management of your Property as a whole.

The following information outlines just a sample of the services we can provide. Your community is unique and our services and the procedures by which they are implemented will be customized for each individual Property. This will be done in cooperation with, and at the direction of the Board of Directors.

  • Bookeeping
    • Review and establish an accurate bookkeeping system
    • Analysis on accounts payable and receivable with verifications of amounts.
    • Review, analyze and aid in preparing an Annual Budget.
  • Monthly Reports
    • Register of Assessments
    • Income and Expense Report
    • General Ledger
    • Check Register
    • Balance Sheet

  • Collection of Assessments
    • Establish a written Collection Procedure
    • Monthly Delinquent Report
    • Aggressive follow up of delinquent accounts

  • Record Keeping
    • Two Part Filing System: Individual Unit Files and General Records

  • Maintenance
    • Job Work Order System: In written form to provide an accurate historical record of maintenance performed.
    • Property Inspection - Maintenance Schedules: Property will be inspected monthly. A final report will be submitted to the Board as part of their management report packet.
    • Subcontractor Listing & Coordination: Extensive and continually updated listing and coordination of contractors for both normal maintenance/repair and emergency work.
    • Emergency (24 hour) Answering Service: To address all emergency calls received after business hours.

  • Communications
    B.P. Management Services Inc. believes that communication is the key factor to successfully managing an Association. We believe in keeping the residents informed as to any events that take place within their community. We strive to provide accurate information and are always willing to determine the answers when we are presented with a circumstance that requires research. We also will review municipal ordinance changes for possible impact on the Association upon request of the Board of Directors.

    As your managing Agent, we will be in attendance at your Board and Annual Meetings. In preparing for these meetings, an information packet is assembled and distributed prior to the meeting date to enable the Board members to be thoroughly familiar with all matters at hand.

    An inspection and a thorough analysis of your community for both its immediate and future administrative and physical needs are required. These functions, combined with our ability and willingness to work positively with the Board members, provides assurances that our concern and awareness is focused and that responsible, ethical professionals will expend common sense and good/honest business practices.
